Through the initial discovery phase, RDG determined a great opportunity existed for the City of Bettendorf to propose future development possibilities for several hundred acres of property adjacent to and within the region of the park. RDG completed a land use plan for approximately 400 acres of property contiguous with the park in conjunction with the master plan, and also developed a campus master plan for the future Forest Grove Elementary School. Thus, we were able to recommend future development patterns that would minimize environmental impact, create shared vehicular and trail transportation corridors and facilities and maximize public and private capital investment and long-range maintenance and operation dollars.
